1. Introduction

WB Work Order is a mobile application that Wan Bridge provides to residents of single-family rental homes and other long-term rental properties managed by Wan Bridge in the United States (primarily in Texas). The App lets you submit maintenance (“work order”) requests, communicate with your property management team, view your utility billing statements, manage your profile, and access related resident services.

This Privacy Policy explains what personal information we collect through the App, how we use and share it, the choices you have, and the rights available to you under applicable U.S. federal and state laws — including the privacy provisions of the Texas Data Privacy and Security Act (TDPSA, Tex. Bus. & Com. Code Ch. 541) and, where applicable, other state privacy laws.

This Policy is incorporated into and forms part of our Terms of Service. By creating an account, signing in, or otherwise using the App, you acknowledge that you have read and understood this Policy.

This Policy applies only to the WB Work Order mobile application. It does not apply to: (a) the Wan Bridge corporate website at https://wborder.wbot.pro/support.html (governed by its own privacy notice); (b) any third-party online payment portal you may be redirected to from within the App (see Section 7); or (c) any third-party website or service you reach through links in the App.

2. Who the App Is For; Children’s Privacy

The App is intended exclusively for current adult residents (age 18 or older) of Wan Bridge–managed rental properties whose tenant accounts have been provisioned by Wan Bridge. It is not directed to children. We do not knowingly collect personal information from anyone under the age of 13, and we do not knowingly process the personal information of any “known child” as defined under the TDPSA. If you believe a child has provided personal information to us, please contact us at [email protected] and we will promptly delete it.

3. Information We Collect

We collect the categories of information below. We collect this information directly from you, automatically from your device when you use the App, or from your property management records maintained by Wan Bridge.

Approximate IP addressYour IP address is visible to our servers and to our third-party error-reporting provider whenever the App makes a network request. We do not store IP addresses in our user-facing records, and our error-reporting provider is configured not to retain default PII such as IP addresses (see Section 6)

3.3 Information collected only with your permission

The App requests the following iOS / Android system permissions. You can grant or deny each one, and you can change your choice at any time in your device settings. Denying a permission does not prevent you from using the rest of the App.

PermissionWhy we request itWhat we actually access
CameraTo let you take a photo for a maintenance request, in-chat message, or profile avatarOnly the photo you actively capture during that action
Photo LibraryTo let you attach a photo you have already taken to a maintenance request, in-chat message, or profile avatarOnly the photo(s) you actively select
Precise Location (when in use)One-time, on-demand: when you toggle “Share my location” while creating a maintenance request, so the property team can find the service address quicklyA single GPS coordinate (latitude/longitude) captured at the moment you tap the toggle. We do not track your location in the background.
ContactsTo let you pick a single contact (e.g., a roommate or emergency contact) to auto-fill the contact fields of a work orderOnly the one contact you tap to pick (name, phone, email). We do not enumerate, upload, or store your full address book.

3.4 Information we do not collect

For clarity, the App does not collect: Social Security numbers, government-issued ID numbers, date of birth, driver’s license numbers, financial account numbers, payment-card numbers, credit/debit card data, bank routing or account numbers, biometric identifiers, audio recordings, microphone input, video, health information, browsing history, search history, contacts (beyond a single picked contact, see above), calendar data, advertising identifiers (IDFA / GAID), or precise location in the background.

If you pay rent or other charges through an external payment portal we link to (Section 7), you provide your payment information directly to that third-party processor — not to us through the App. We never see or store your card or bank-account number.

4. How We Use Your Information

We use your information only for the following purposes:

We do not use your personal information for: targeted advertising, profiling that produces legal or similarly significant effects about you, the sale of personal information, or training generative-AI models.

5. Legal Bases (Texas Data Privacy and Security Act and Other State Laws)

Our processing of your personal data is grounded in one or more of the following:

We do not process “sensitive data” as defined under the TDPSA. The App is not designed to collect racial or ethnic origin, religious beliefs, mental or physical health diagnosis, sexual orientation, citizenship or immigration status, genetic or biometric data, precise geolocation outside the limited one-time use described in Section 3.3, or personal data of a known child.

6. Third-Party Services We Use

We do not sell your personal information. We do not share your personal information with third parties for their own marketing purposes. We share information only with the limited service providers described below, all of which act as our processors / service providers and are contractually restricted to using the information solely on our behalf.

6.1 Crash and error diagnostics — Sentry

We use Sentry (Functional Software, Inc. d/b/a Sentry, San Francisco, California, USA) to receive automatic crash reports and JavaScript error stack traces from the App. When the App encounters an error, the following is transmitted to Sentry servers located in the United States:

We have configured Sentry with sendDefaultPii: false, which instructs Sentry not to retain default personal data such as IP addresses or cookies. We do not intentionally tag crash reports with your email, name, or other directly identifying information. Sentry’s privacy practices are described at https://sentry.io/privacy/.

6.2 File storage

User-uploaded files (work-order photos, chat photos, avatars, electronic signatures) are stored on file servers operated by Wan Bridge or its affiliates within the United States. Access is restricted to your account and to authorized Wan Bridge personnel servicing your account.

6.3 External payment portal

Your property’s payment portal (which may be operated by a third-party property-management platform such as Yardi or RentManager) is opened outside the App in your device’s secure in-app browser. Any payment-instrument data you enter is transmitted directly to that payment processor and is not seen, transmitted, or stored by the App. The third party’s own privacy policy governs your use of the payment portal.

6.4 Communications you initiate

If you tap a phone number in the App, your device’s native Phone app places the call. If you tap our support email link, your device’s native Mail app composes a message. We do not intermediate these communications.

6.5 Disclosures required by law or to protect rights

We may disclose personal information when we have a good-faith belief that disclosure is necessary to: (a) comply with a subpoena, court order, or other legal process; (b) cooperate with law-enforcement or regulatory authorities; (c) enforce our Terms of Service or lease; (d) protect the rights, property, or safety of Wan Bridge, our residents, employees, or the public; or (e) in connection with a corporate transaction (such as a merger, acquisition, financing, reorganization, or sale of assets), in which case we will require the recipient to honor this Policy or notify you of any material change.

7. Links to Third-Party Sites

The App contains in-app browser links to external sites — for example, the Wan Bridge corporate website (https://wborder.wbot.pro/support.html), our online Privacy Policy and Terms of Service pages, and your community’s external payment portal. Once you leave the App, this Policy no longer applies. We are not responsible for the privacy practices of third-party sites; please read their privacy notices.

8. Data Retention

We retain personal information only for as long as needed for the purposes described in this Policy, or for as long as required by applicable law. Indicative retention periods are:

CategoryRetention
Account profile dataWhile your tenant account is active, plus a reasonable period after move-out to close out the rental relationship
Work-order records (description, photos, chat)Up to 3 years after the work order is closed, then deleted or anonymized
Billing records displayed in the AppUp to 7 years, to comply with tax and recordkeeping obligations
In-app chat messagesUp to 1 year after the conversation is concluded
Crash and diagnostic logs (Sentry)Per Sentry’s default retention (typically 30–90 days for events)
Authentication tokens cached on your deviceUntil the token expires or you sign out
Locally cached email/password (only if you enable “Remember Me”)Until you sign out or disable “Remember Me”

Retention periods may be longer where required by law, a contractual obligation, or to establish, exercise, or defend legal claims.

9. Information Stored on Your Device

In addition to information held on our servers, the App stores certain items locally on your device:

You can clear all locally stored data by signing out of the App and deleting the App, or by using the in-App “Permissions & Privacy” and “Data Management” controls.

10. Data Security

We implement administrative, technical, and physical safeguards designed to protect your personal information, including: TLS/HTTPS encryption of all API and WebSocket traffic; secure session-token authentication; role-based access controls; secure file storage; and protective configurations for our crash-reporting tool. The App declares non-exempt encryption is not used beyond what Apple exempts.

No system is perfectly secure. You are responsible for keeping your password confidential, choosing a strong password, signing out on shared devices, and notifying us promptly at [email protected] if you believe your account has been compromised.

11. Your Privacy Rights

Depending on the U.S. state in which you reside, you may have the following rights regarding your personal data:

11.1 How to exercise your rights

To submit a privacy request, email [email protected] with the subject line “Privacy Request — WB Work Order”, and include:

For your protection, we will verify your identity before fulfilling a request (typically by confirming the request from the email on file and matching tenant-record details). We will respond within the timeframes required by applicable state law (generally within 45 days, extendable once by an additional 45 days where reasonably necessary).

Some App screens also expose self-service “Request Data Export” and “Delete My Account Data” controls. These controls open a request to our support team, who will process the request under the same procedures described above.

11.2 Appeals

If we decline to take action on your request, you may appeal our decision by replying to our response email within 60 days. We will inform you in writing of any action taken or not taken in response to the appeal, with a written explanation, within 60 days of receipt. If your appeal is denied, you may contact the Office of the Texas Attorney General to submit a complaint at https://www.texasattorneygeneral.gov/consumer-protection/file-consumer-complaint.

11.3 Authorized agents

Where state law permits, you may designate an authorized agent to submit a request on your behalf. We may require the agent to provide proof of authorization and may require you to verify your own identity directly.

11.4 Non-discrimination

We will not deny goods or services, charge different prices, or provide a different level or quality of service because you exercised a privacy right.

12. International Users

The App is intended for residents of Wan Bridge–managed properties located in the United States. Our servers and most service providers are located in the United States. If you access the App from outside the United States, your information will be transferred to, processed, and stored in the United States, which may have data-protection laws different from those of your country.

13. “Do Not Track” Signals

The App does not respond to browser-based “Do Not Track” signals. As stated above, we do not engage in cross-context behavioral advertising or sell personal information.

14. Apple App Store Privacy Disclosures

For transparency, the categories disclosed in our App Store “Privacy Nutrition Label” correspond to what is described in this Policy:

We do not collect: financial info, health & fitness, sensitive info, browsing history, search history, purchases, audio data, gameplay content, identifiers used for tracking, or any data used for third-party advertising.

We do not use any data to track you across other companies’ apps or websites within the meaning of Apple’s App Tracking Transparency framework.

15. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in the App, our services, or the law. When we do, we will revise the “Last updated” date above. If the changes are material, we will provide you a more prominent notice (such as in-App notice, an email to your account address, or a sign-in interstitial) before they become effective. Your continued use of the App after the effective date of an update constitutes your acknowledgment of the updated Policy.
